What's the difference between mold testing and mold inspection?
A mold inspection is a visual walk-through to find moisture sources and visible growth. Mold testing is the lab-analyzed sampling step that tells you what species are present and in what concentration. Bentley performs both — visual assessment is included with every test.

How long does mold testing take?
The on-site sampling visit is usually completed in under an hour. Lab analysis typically takes 2–5 business days, after which we email you the full report.
Is black mold dangerous?
Stachybotrys chartarum — commonly called black mold — produces mycotoxins that can cause respiratory symptoms, headaches, and aggravated allergies, particularly in people with asthma or weakened immune systems. The only way to confirm whether what you see is Stachybotrys (versus the many harmless dark-colored molds) is laboratory analysis of a sample.
Do I need mold testing during a Knoxville real estate transaction?
It isn’t legally required in Tennessee, but buyers regularly request it when there are visible stains, musty odors, prior water damage, or a finished basement. Sellers sometimes order it pre-listing to surface and resolve issues before they show up in a buyer’s inspection. We can perform it the same day as the home inspection.
What does the mold testing report tell me?
The report identifies the genera of mold detected, the spore concentration per cubic meter of air, and how the indoor levels compare to the outdoor baseline. If elevated levels are found, the report describes the likely problem area and recommends next steps — which usually means hiring an independent remediation company.
