What's Included in Your Kingsport Home Inspection

Every Bentley home inspection in Kingsport covers the systems that matter most when you buy or sell:

  • Structure, foundation, and crawl space
  • Roof, attic, insulation, and ventilation
  • Electrical panels, wiring, and fixtures
  • Plumbing, drainage, and water heater
  • Heating and cooling systems
  • Interior, garage, exterior walls, and grounds
  • Infrared thermal scan — included free to find hidden moisture and missing insulation

Best of all, you’re welcome to walk with us during the inspection. Because our inspectors explain what they find as they go, you understand your home, not just the report.

Why Choose Bentley Home Inspection in Kingsport

First, the credentials. Our inspectors are InterNACHI Certified Professional Inspectors. Furthermore, they hold Certified Master Inspector, WDO (wood-destroying organism), stucco, and infrared certifications. Most importantly, every Bentley inspection is performed by a Tennessee-licensed inspector and exceeds the official TN Standards of Practice.

Second, we’re a family business. Founded by a veteran in 1997, we still count several veterans among our inspectors today.

Finally, we’re a one-stop shop. For instance, you can bundle your home inspection with termite inspection, sewer scope, well inspection, mold testing, or radon testing through Bentley Radon, and knock everything out in one visit.

Serving Kingsport, Sullivan County, and the Tri-Cities

Kingsport sits along the Holston River in Sullivan and Hawkins counties. Together with Johnson City and Bristol, it anchors the Tri-Cities.

In fact, Kingsport was one of America’s first planned cities — the “Model City,” laid out in 1917. Because of that history, homes here range from 1920s houses near downtown and Lynn Garden to established neighborhoods like Ridgefields and newer construction toward Colonial Heights and Rock Springs.

That mix matters for inspections. For example, older Kingsport homes often have vented crawl spaces where moisture hides. Meanwhile, Sullivan County sits in a region with elevated radon levels, so we recommend radon testing with most inspections here. Additionally, rural properties in Hawkins County frequently rely on well water, which we can inspect and test.

Of course, Kingsport is only part of the map. See our full service area for everywhere we work across East Tennessee.

Kingsport Home Inspection FAQs

How much does a home inspection cost in Kingsport, TN?

Pricing is based on the home’s size, age, and any add-on services. Therefore, the fastest way to get an exact price is a free quote. In fact, most buyers bundle termite or radon testing to save on a second trip.

How long does a home inspection take?

Most Kingsport home inspections take about two to three hours. However, the exact time depends on the home’s size, age, and access to areas like the crawl space and attic.

Do Kingsport homes need radon testing?

Yes, radon testing is strongly recommended in Kingsport. That’s because Sullivan County and surrounding Northeast Tennessee counties have above-average radon levels. Moreover, radon is the second-leading cause of lung cancer in the US. Fortunately, we offer testing through our sister company, Bentley Radon.

When will I get my inspection report?

Within 24 hours. Your digital report includes color photos and plain-English notes on every finding. Additionally, it can be postmarked for next-day mail if you need a hard copy.

Can you inspect older Kingsport homes with crawl spaces?

Absolutely. Because crawl-space foundations are common across East Tennessee, our inspectors routinely evaluate them for moisture, structural issues, and insulation. Plus, the infrared scan helps find problems hidden inside walls.

We are moving from Mesa Arizona to Mountain city Tennessee. We had Scott Farmer come out to our house in Mountain city to do a complete home inspection. Scott did a fantastic job introducing himself, explaining his method of moving thru out the house and the things he looks for. After Scott finished his inspection he took the time with us ànd walked us around the house and pointed out the few items that should be looked at. He was clear and professional on his recommended repairs and preventive maintenance. Scott did a great job on assuring us on the purchase of our retirement home !!!!!!
Response from the owner:Thank you so much for sharing such a thoughtful review, Ron! We’re thrilled to hear that Scott provided a thorough, professional inspection and took the time to walk you through his findings and recommendations.
